This high-density project on Foothill Boulevard is the brownfield site of a former battery making factory. A narrow existing public right-of-way is accommodated by a front setback that allows for street tree planingsfront . A glass-walled parapet will glow in the evenings as back-lighting underscores the bracketed overhang.

A variety of outdoor common spaces include a podium-level courtyard, as well as a south-facing grade-level courtyard with vegetable planters to the rear.

This project was conceived of as a more contemporary interpretation of Arts and Crafts, with deep-set windows and heavy timber trellises softening the clean lines.

The landscaping includes raised planter beds and a planting work table for residents.

From above you can see the courtyard at the second floor as well as the landscaped yard beyond at ground level.

A small deck on the front of the building overlooks Foothill, the deck is connected to a community space.

A flat roof on the front of the building allows for solar panels that are not visible from the street. Notice the art glass in the parapet wall beyond.
